What is the Multiple Listing Service (MLS)?

The MLS is an extensive database of information on properties listed for sale. The MLS is a service that is provided by an organization for Realtors. The service exhibits property for sale so that all members of the association have an opportunity to sell it. MLS Members cooperate by showing and selling the homes listed by other member. They then receive a commission for bringing the Buyer to the Seller. The MLS shows the commission amount offered to the agent who brings the Buyer along with detailed information about the property.

The MLS is the primary tool agents use to find a property when they have a Buyer. Over 85% of buyers use agents to help them find properties (especially the most motivated Buyers: relocations, pre-approved, etc.) The majority of Realtors in your area are paying members of the MLS and use the MLS database exclusively to find properties to show their Buyers. Properties sold through the MLS traditionally sell for a higher price.

Why should I place my home in the MLS?

The MLS is the most powerful marketing tool available to sell your property. It dramatically increases the amount of potential buyers for your home. A very small percentage of listing agents actually sell the homes that they list. They use the MLS to offer the property for other agents to sell. Any licensed agent that subscribes to the MLS can look up information on your property (location, bedrooms, bathrooms, area, lot size, school district, etc.) and provide that information to potential Buyers. If a Buyer is interested in seeing your property the Buyer's agent will schedule a showing of the property for the Buyer. If the Buyer is interested in submitting an offer, the Buyer's agent will write an offer for them and present it to you. If you accept the Buyer's offer, you as the Seller pay a cooperating commission to the Realtor who brings a Buyer to purchases your home. This is often referred to as a co-op and is usually a percentage of the sales price of the home.

Will my house be listed on REALTOR.comŪ website and others?

Yes. Realtor.comŪ is the largest online property listing site in America with more than one million five hundred thousand house nationwide. This accounts for about 80% of all available properties in the U.S. More than five million potential buyers visit the site each month.

What is the difference in Showcase Realty as opposed to the "National" companies?

Unlike "National" companies that are mostly "middle men", who collect your money then search for an agent to refer your listing to. We are licensed agents in Nevada who handle you listing directly ourselves. By dealing directly with Showcase Realty, you will effectively cut out the middle man. You will also have agents that work in the Las Vegas market on a daily basis and who are experienced in our unique market.

How long will it take for my property be listed in the Multiple Listing Service (MLS)?

It will be entered in to the MLS within 1-2 business days.

When will my listing be on REALTOR.comŪ?

It usually takes 48-72 hours from the time it is submitted.

How do I submit photos?

If you have digital photos, you can email your photos in .jpg format to melanie@ehomelv.com. Please use regular dimension photographs as odd sized or panoramic view photos may be distorted. The system will re-size your files down to less than 150 kb. Please note that extremely large files may be caught in a spam filter or not received.

Can I have photos taken for me if I don't have a digital camera?

Yes, for an additional charge of $25, eHome Realty will come to the property and take photos for you.

Can I make changes to my listing?

Yes, you can. However, all changes must be in writing. Also, if you wish to change your commission rate to the Buyer's broker, we require that you fill out a new listing agreement and commission instructions.

Why should I use a lockbox?

Using a lockbox is the industry standard. 1) It will save you time. The secure key lockbox allows you to give permission to licensed agents with potential buyers to enter your home when your not there. You won't feel trapped in your home waiting to open the door for the Realtor and their buyer, and then waiting for the showing to end. No more rushing home from work or frantically calling the neighbors for last-minute showings. The key lockboxes save hours of time after you've found the buyer but before the closing - saving you trips home during business hours for inspectors, professional appraisers, and other professionals who will need access to your home during the day. 2) It helps to sell your home. Homebuyers are much more likely to buy when they feel comfortable and unhurried while viewing a home. Home sellers that us a lockbox will find that more Realtors will show their home, because non-key lockbox homes are inconvenient. Realtors realize that homes without key lockboxes require too much notice, have too little flexibility, and often mean the seller will be there watching or hurrying the buyer, so the agent won't be able to make the sale.

Am I considered a "For Sale By Owner"?

No, since you are listing your property with a licensed real estate agent you are no longer considered to be a "For Sale By Owner." You are opting for a "Limited Service Listing" with a variable commission rate. We recommend that you do not use"For Sale By Owner" or "By Owner" signs, flyers, or terminology. The terms "House for Sale" and "Limited Service Listing" accomplish the same thing without seeming threatening to RealtorsŪ.

How will REALTORSŪ contact me?

Your phone number will be placed in the MLS for agents to contact you.

Can I negotiate the commission after it is placed in the MLS?

After this amount is listed in the MLS, it is NOT negotiable. The commission agreement is between you and eHome Realty even though the Buyer's Broker will ultimately receive the funds, the listing agreement is an agreement between you and eHome Realty and cannot be negotiated with the Buyer or Buyer's Broker/agent.

Do I need to come to your office to list my property?

No, you don't have to visit our office to list your property. Our services are set up to maximize your convenience. The necessary documents can be E-mailed, faxed or mailed both ways so there is no travel, appointment, or time-consuming meeting necessary to get listed. The signs, lockboxes, and any other supplies are generally sent out from our office via Federal Express.

Will my listing look the same as other listings and be on the same MLS as the other local RealtorsŪ use?

Yes, your listing will be identical to the listings of competing real estate companies. It will show a photo and all the same listing information including the commission that you are offering to the agent that successfully finds a Buyer for your home. You will have all of the advantages of using the MLS but save the 3% commission.

How will I know that the MLS information is correct?

We will email or fax you a copy of the MLS listing for you to review. After you have reviewed the listing we will immediately make any changes that you request.

Other agents have told me they charge a higher commission to cover "marketing" of my home in the newspaper, magazines and other print media.  Will that help sell my home?

No! About 80-90% of all homes are sold by cooperating MLS agents and NOT by the listing agent.  If their marketing plan is so great why doesn't the listing agent sell the listing?  The only reason an agent would spend hundreds or even thousand of dollar to place an a property in a home buying magazine or other print ad is to generate buyer leads for themselves.  In the past we consistently spent hundreds of dollars for full page ads in real estate magazines.  How many homes did we sell as a direct result of a phone call?  None, most people ended up buying another home after they comparision shopped.  Home buyers won't just look at one home before buying.  Many real estate ads don't even have address listed this is to get the buyer to call so the agent can capture the lead.  Keep in mind that agents are trained to use marketing materials to promote themselves or their company NOT to actually sell your home.  When you pay a 5%,6% or 7% listing you are the one that pays for their marketing to get other buyers.

When you enter my listing in the MLS, is there a special a special number to identify my property?

The MLS assigns a specific number so Realtors can easily identify your property.

What if I need Complete Service agent support?

You can upgrade to the Complete Service option for 1% commission payable at close of escrow. Additional agent support includes all negotiations, paperwork and communication with Buyer's agent.
